Bit Digital, Inc. has secured a lease-to-own agreement for a 202,000-square-foot site in Saint-Jérôme, Québec, to develop a Tier 3 data center supporting its 5MW colocation contract with artificial intelligence (AI) infrastructure firm Cerebras Systems.

The publicly listed bitcoin mining entity Bit Digital (Nasdaq: BTBT) disclosed that the facility, set to go live by July 2025, will cost approximately CAD $55 million ($40 million USD) to retrofit.
The 7.7-acre property, dubbed MTL-3, will initially deliver contracted capacity under a 20-year lease with two 5-year extension options. Bit Digital’s subsidiary Whitefiber will oversee development, which includes a fixed-price purchase option exercisable within 12 months.
Bit Digital noted that Cerebras holds a right of first refusal for additional capacity at the site under its five-year colocation agreement announced this past February. The shift reflects a broader trend, as many mining companies are now diversifying into high-performance computing (HPC) and artificial intelligence ventures.
Bit Digital CEO Sam Tabar stated the project aligns with the company’s focus on accelerating AI infrastructure deployment. “This milestone represents continued momentum in our strategy to deliver purpose-built AI infrastructure at scale,” Tabar remarked.
The firm explained that the Montréal region has emerged as a hub for AI innovation, with the facility positioned to meet growing demand. Bit Digital, headquartered in New York, operates bitcoin ( BTC) mining operations and HPC infrastructure across the U.S., Canada, and Iceland.
